Patricia is a Super Agent that has sold between 85 Million and 110 Million dollars of real estate each year.  In this episode she explains how she became super successful; the importance of creating a budget, finding a mentor and how to build a team. Patricia believes that we all should find a mentor and begin modeling ourselves after them.

Patricia talks in detail about knowing your inventory and how that makes all the difference.  In this episode she tells us how intimate she is with her inventory in Manhattan.  She understands it so well that she even knows the trash truck routes!  How many people know that kind of detail in their market?

Patricia just released a new book called The Art of Selling Real Estate.  In the book she tackles everything giving the beginner tips on getting started and creating a budget to how to handle negotiations.  She even gives tips on why an agent should always carry a small can of WD-40 and a compass.
